Shire Lane Closure (main road Stubton to Fernwood)?

EDIT: 4 March 2025 – the following is part of the response from N&SDC, I am still awaiting Persimmons response.

Part of the N&SDC response: Persimmon who are the applicant for the parcel of land you are enquiring about and they state that whilst plans are not yet finalised Shire Lane is likely to be closed for some periods as work progresses. This would be for highway safety and workers safety, but whilst they do not know timings as yet, these are likely to be for short periods of time. I would advise you to contact Persimmon (Nottingham) for further advice on this however they do not yet have detailed planning permission for this development.

EDIT: 27 February 2025 – following my enquiries earlier today I can’t substantiate the rumour. I’ve asked Highways, SKDC and awaiting a response from N&SDC, all have been very helpful. A resident posted on the Village Facebook Group today referencing a source that stated there is a “possibility” of Shire Lane being closed during the construction of “430 homes” by Persimmon.

I’ve trawled through the planning application and can’t identify the road being closed during construction. Note: Shire Lane is the border between SKDC and N&SDC. Investigating – https://one.network/uk no road closures are planned over the next 12 months.

Looking at the planning application on the N&SDC website, it is clear there will be substantial amendments to the plans. The planning application includes a total of 170 documents. Plans for 430 new homes in Fernwood village have been submitted to Newark and Sherwood District Council by HBF 5-star housebuilder Persimmon. See planning application – 24/01672/RMAM

The proposed development will include a range of 1 to 5-bedroom homes, all equipped with EV chargers and solar panels.

56 of the homes will be available as affordable rent, discount open market value, and First Homes.

The development is part of a larger site, which is allocated in the local plan and has outline planning permission for up to 1,800 houses.

The wider project will see over £7.4 million invested in a new primary school and £1.7 million towards healthcare facilities.

Additional contributions will support bus services, a community hall with sports facilities, and enhanced green spaces, including pocket parks, SuDS, and play areas.

As part of the first phase, Persimmon will deliver grass pitches for football and rugby, new changing facilities, allotments, and a central open space with a play area.

The development also includes new bus stops and transport improvements along Shire Lane and the A1 South.
